Reservations may be made either online or over the phone 719.873.5921 up to two years in advance. Any person wishing to make a reservation must be at least 21 years of age. Proof of age verification may be requested.
Rates vary by cabin and are subject to change at any time. Reservations made in advance of price changes will be unaffected. Rates do not include the $10 per pet fee, or the non-refundable $25 reservation fee and any applicable taxes. (See the pet policy for further details.)
A damage waiver is required upon check-in. You are responsible for any damages and breakage beyond normal wear and tear, additional cleaning, and missing items. The authorization amount is determined by the size of the cabin.
In order to secure a reservation online or over the phone, the deposit amount is due upon booking and will be charged to your card.
For reservations we accept Visa, MasterCard, American Express and Discover.
Should you choose to cancel your stay the following restrictions apply: (1) if you cancel 14 days or more prior to check-in, a full refund will be given, except for the non-refundable $25 reservation fee and any applicable taxes. In order to receive the refund, however, you must cancel in writing. (2) If you cancel less than 14 days before check-in you will receive a refund only if we can rerent the cabin for the total amount of days you have booked, minus the cancellation fee. All cancellations should be in writing.
No refunds will be given for failure to arrive on time regardless of the reason.

Aspen Ridge Cabins cannot be held responsible for weather conditions, road conditions, equipment malfunctions, injury, or anything else outside of its control; therefore, no refunds will be given for such unfortunate occurrences.
Arrive at the main office to receive the key and directions to your cabin. If you plan to arrive after 6:00 p.m., please call the office in order to make arrangements.
In order to make your stay more comfortable, your cabin will be stocked with all necessary linens and a starter supply of soap, dish washing detergent, toilet paper, trash bags, and paper towels to get you through the first night. Directions to local grocery facilities are available when you check in.
It is up to you to maintain the cabin to the same standard you would like someone to keep your home. We ask that you be respectful of the owner and subsequent guests. Departure maid service is included in the rent; however, if the cabin is found to be in need of extra cleaning after your departure, you are subject to a minimum cleaning fee of $100.
Things in our cabins can potentially break down, just like anywhere else. Should you encounter such an issue, please report the problem to our office during office hours and we will seek to make repairs as soon as possible.
Should a cabin become unavailable for any reason outside of our control, you will be reassigned to a comparable cabin. If no such cabin is available, you will be given the option to choose a cabin.
The mountain region around South Fork, while beautiful, can occasionally be harsh. Our roads are well maintained, but we urge caution during the late fall, early spring, and winter months. We do not guarantee any road maintenance or conditions. We do not refund due to road conditions.
Dogs are only allowed in designated dog friendly cabins. Each dog must be 50 pounds or less and there is a $10 fee plus tax per pet, per night. ****Pet friendly cabins are limited to dogs only.**** Please call 719.873.5921 to let us know you will be bringing your dog.
Smoking is prohibited inside any cabin.
During your stay, please keep in mind that you are a guest of Aspen Ridge Cabins. We ask that you be respectful of the property and of any neighbors you may have. An adult (age 21 or older) must always be on the property if children are present.
The occupancy limit is listed on the reservation of each cabin and is not to be exceeded under any circumstance.
All laws and ordinances are to be observed by all parties on the property.
The renter assumes full responsibility for personal behavior and that of all other guests on the property. Any activity on the property is done at own risk. As such, neither the manager nor the owner of the property is liable for any death, loss, or injury sustained during occupancy. By accepting this reservation, it is agreed that the registered renter is expressly assuming the risk of any harm arising from his or her use of the premises and that all guests of the registered renter are expressly assuming the risk of any harm or illness arising from their use of the premises or others whom they invite to use the premises.
The renter is responsible for any damages or problems not reported by the renter upon arrival.
Lost, Stolen, or Damaged Items
Aspen Ridge Cabins is not responsible for any personal items lost, stolen, damaged, or left behind. If any items are found, however, management would be glad to return at renter’s expense.
Right to Terminate Contract
If the renter or any member of the party violates any terms outlined in this policy, the manager reserves the right to terminate the renter’s contract. The result is then immediate eviction and forfeiture of rent.
Management reserves the right to enter the property at any reasonable time for repairs, care, or management.
